The Encumbrance Certificate helps establish registered transactions and encumbrances associated with the property over the period covered by the certificate.

The site tells you what is happening on the ground.
Whenever possible, visit the project yourself rather than relying entirely on photographs, renders or sales presentations.
Start by looking at the overall development.
Are roads actually being formed? Are plot boundaries clearly marked? Does the development visible on site broadly correspond with what you were shown?
Look at drainage, access roads, surrounding land uses and the general elevation of the property.
If you are considering a specific plot, physically locate it.
Don't evaluate only the entrance, clubhouse area or demonstration plot.
Stand on the plot you may actually purchase.
Consider its elevation relative to the road, orientation, neighbouring plots, drainage direction, accessibility and proximity to drains, low-lying areas or other physical features that could affect future use.
A plot that looks identical on a layout plan can feel very different when you stand on it.
Look beyond what has already been completed.
Is there active construction? Are infrastructure works progressing? Are workers and equipment present? Does the development appear to be moving towards delivery?

It is to determine whether the reality on the ground supports the development story being presented to you.

You are depending on the developer to execute infrastructure, deliver promised amenities and maintain transparency throughout the process.
That relationship matters.
At the end of the process, ask yourself:
If the answer is yes across these areas, you can move forward with considerably greater clarity.
If something remains unclear, don't ignore it simply because you like the project.
Identify exactly what information would resolve the concern and obtain it before committing capital.
Forty-eight hours should not be treated as a deadline to purchase a property.
It is better understood as a framework for organising your initial due diligence efficiently.
